This benchmark measures how cleanly AI search reads a property business's own website, and how confidently an engine can then describe its homes, branches and standing to the buyers, tenants and investors who now ask a machine first. In the run measured on 1 October 2026, 126 of the 186 property sites we approached returned enough for a machine to score, and 60 could not be read at all.

The property search increasingly begins inside an assistant. A family weighing two towns asks which developer builds well and stands behind the work. A landlord asks who manages a block fairly. A fund asks which operator has the record to be trusted with a portfolio. In each case the machine answers before a single agent is telephoned, and it answers only from the property websites it can actually open.

On 1 October 2026 we ran the leading real estate and property organisations through the Crane Index^™, our three-scanner AI Readability Suite. Of the 186 home pages we approached, 60 could not be read by a machine at all: 42 refused an automated reader, 14 gave it no response and 4 serve pages that do not exist until scripts run. Of the 126 a machine could read, 6 cleared 70 out of 100, and the field is led jointly by AppFolio and MRI Software at 76. Every figure here is a first-party measurement, the full dated result set is archived, and we re-run the scan and report the movement.

The sixty-second read

▸The finding: 126 of the 186 sites we approached could be read by a machine, and 6 of them cleared 70 out of 100 on the Crane Index.
▸The money: when a buyer asks an engine to shortlist suppliers, an illegible site is simply not on the list. The demand does not vanish, it goes to a legible competitor free, while your paid channels buy it back at a rising cost per acquisition.
▸The pattern to watch: in the two flagship studies, the FTSE 100 and the UK's biggest online retailers, one mechanical habit separated the top of the field from the bottom, valid structured data and one identity a machine can resolve. That is a markup sprint, not a rebuild, so a median can move faster than a board expects.

Across the 126 readable sites the Crane Index ran from 21 to 76. 6 scored 70 or above, 38 sat between 55 and 69, 43 between 40 and 54, and 39 below 40. The strongest of the three reads was Agent Readiness at a median of 65, and the weakest was Brand Representation at 19, whether a machine can confirm from your own site who you are.

These names have no score for a sharper reason: their sites would not let a machine reader in at all. They refused it outright, gave it nothing, or serve pages that are empty until scripts run, and the crawlers and shopping agents AI engines send live in the same data centres our reader does. One fair caveat, stated plainly: a site that verifies crawlers by network may admit engines it recognises while refusing ours, so they are reported as unmeasured, never scored. But a door bolted against unknown machines is a posture, and it is one the machines now bringing buyers will meet first.

A locked door reads as an empty plot

Of the 186 property businesses approached in this run, 60 could not be read by a machine at all: 42 refused the automated request outright and 14 returned nothing an engine could use. Those sites are reported as unmeasured, never marked zero, because a firm that shuts out an automated reader may run a superb book of homes we simply could not see.

The trouble is that the assistant cannot tell the difference either. A refusal is almost always a setting rather than a verdict, a firewall rule or a blanket block on the bots that now feed AI search, but to the machine standing at that door an unreadable property site is an empty plot. It moves on, reads a competitor whose pages opened cleanly, and describes that competitor in your place. The demand does not pause; it is simply answered by whoever let the reader in.

A field a machine can walk into but cannot vouch for

Across the 126 readable sites, the median Crane Index composite is 46 out of 100, and the two halves of the measurement pull in opposite directions. The strongest read is Agent Readiness, at a median of 65, which asks whether an automated agent can reach and move around the site. The weakest by a distance is Brand Representation, at just 19, which asks a plainer question: can a machine confirm from your own pages who you are. Read together, they describe property sites a machine can walk into but cannot vouch for. It can open the door and see the rooms, yet it cannot establish the firm's identity, credentials or standing well enough to name it with confidence.

The table bears that out. Just 6 sites cleared the Strong band of 70, and 82 sat below 55, the point at which an engine is already inclined to hand a shortlist slot to a rival. The field is led by AppFolio at 76, with MRI Software next at 76, and that top of the table is the useful part: proof that a property business can be both open to the reader and legible about who it is.

How a property brand opens the door again

For most firms the fix is a short piece of work, not a rebuild. The first move is the plainest: let the readers in, so the bots that feed the assistants are welcomed rather than turned away at the edge, because a page an engine cannot open scores nothing at all. The second is one clean layer of structured data, the labelling in a page's code that tells a machine what it is looking at, so your organisation, your listings, your branches and your track record are stated where a reader can take them rather than locked inside an interactive map widget or a brochure downloaded as a PDF. The third, and because Brand Representation is the widest gap in this field the most valuable, is settling one identity, worded identically across every office and every site, so a machine can finally confirm who you are.
